🏑 What's Real Estate Developing LLP?

It's a private company which:

  1. Owns the real estate property

  2. Renovates or develops it

  3. Fills it with tenants

  4. Manages operations

  5. And sells it to the large fund at the end of the project.

A typical real estate renovation/development project goal is to find a discounted property in a great neighborhood, fix it, increase rental cash flow, and sell it for a higher price.

πŸ’° Financing Structure

The breakdown is usually simple:

70% is a bank mortgage at low one-digit APY for many years.

30% is put by equity investors, who own the LLP (Evita is here).

The mortgage is a senior debt to LLP investors. That means in case of a serious issue (LLP is not paying for mortgage, for example) the bank has the primary right to claim the property, liquidate it, grab its money back, and leave the rest to the LLP.
